Niagara is a detached-house, gas-furnace market spread across twelve municipalities, with a tourism economy and an international border running through it. It's big enough to support several strong HVAC companies, and fragmented enough that a company naming the right towns can stand out. We plan and run marketing for Niagara HVAC companies; we don't install, repair or service equipment.
The Niagara market in numbers
Short answer: nearly half a million people, growing, living mostly in detached houses.
Niagara Region counted 477,941 residents in the 2021 Census, up 6.7% from 2016, in 195,914 occupied homes. The region's Census Profile shows about two-thirds of those homes as single-detached houses and only about 5.5% in buildings of five or more storeys.
The largest municipalities:
| Municipality | 2021 population | Change since 2016 |
|---|---|---|
| St. Catharines | 136,803 | +2.8% |
| Niagara Falls | 94,415 | +7.2% |
| Welland | 55,750 | +6.6% |
| Fort Erie | 32,901 | +7.1% |
| Grimsby | 28,883 | +5.7% |
| Lincoln | 25,719 | +8.1% |
| Niagara-on-the-Lake | 19,088 | +9.0% |
Thorold, Pelham, Port Colborne, Wainfleet and West Lincoln complete the twelve. St. Catharines has the region's largest high-rise share, at about 11% of homes, while Wainfleet is almost entirely single-detached.
Heating and seasonality
Short answer: gas furnaces dominate, and summer cooling matters in the lake-moderated south.
For the St. Catharines-Niagara metro area, Statistics Canada's 2023 heating survey shows natural gas as the primary heating energy for 70% of households, and forced-air furnaces as the main system in 69%. Those are higher gas shares than the Toronto area's 52%.
Like the rest of southern Ontario, Niagara's winters are cold but softened by the Great Lakes, and its summers bring humid weeks that drive air-conditioning calls. A Niagara plan typically splits its year between a fall-winter furnace peak and a summer cooling peak, with spring and early fall used for heat pump quotes and maintenance bookings.
Tourism and commercial work
Short answer: hospitality and business districts are a separate market that rewards direct relationships.
Niagara's business areas include the Clifton Hill, Fallsview and Lundy's Lane districts in Niagara Falls, downtown associations in St. Catharines, Welland and Grimsby, and industrial areas such as the Drummond and Westlane basins. Hotels, restaurants, shops and light industrial buildings need heating, cooling and ventilation that keeps working through their busiest seasons.
That work rarely comes from consumer Google Ads. It comes from:
- a commercial services page that explains maintenance agreements, response commitments and the equipment you handle;
- a short list of target properties and managers, approached directly;
- case examples from your own commercial jobs, with permission.
Cross-border and regional targeting
Short answer: tighten your ad geography so you don't pay for clicks you can't serve.
Niagara borders Hamilton and Haldimand County on the Ontario side and New York State across the river, including Buffalo and Niagara Falls, NY. Broad radius targeting from a Niagara Falls or Fort Erie shop can easily spill into the United States. Set location targeting to the Ontario municipalities you serve, and exclude the rest.
Within the region, homeowners search by town. A page for "Welland furnace replacement" written by a company that actually works in Welland will usually beat a regional page that lists every municipality.
How we'd market a Niagara HVAC company
Short answer: a cluster of towns, a reputation built on reviews, and a separate commercial track.
- Choose a cluster of three or four neighbouring municipalities and build genuine pages for each.
- Review routine through the furnace and cooling peaks.
- Seasonal ad budgets split by cluster, with tight geographic settings.
- Heat pump content tied to current rebates. As of October 2026, the Home Renovation Savings Program lists rebates of up to $7,500 for qualifying cold-climate air source heat pumps.
- A commercial page and outreach list if you do commercial work.
- Licence-aware copy. Fuels work in Ontario is reserved for TSSA-registered contractors.

Frequently asked questions
Should a Niagara HVAC company target the whole region?
Only if your crews can reach all twelve municipalities in reasonable time. Most companies do better owning a cluster, such as St. Catharines, Thorold and Niagara-on-the-Lake, or Welland, Pelham and Port Colborne, then expanding.
Is commercial HVAC worth marketing in Niagara?
For companies with commercial capability, yes. Niagara Falls alone has business areas such as Clifton Hill, Fallsview and Lundy's Lane, and hospitality properties tend to need reliable heating and cooling. That work comes from direct relationships more than consumer ads.
Do ads from Buffalo or US companies compete with us?
We check who actually appears for your searches during the audit rather than guessing. The more common problem is your own targeting: a loose radius around a Niagara Falls or Fort Erie shop can pay for clicks from New York State that you cannot serve.
Which services should lead in Niagara?
With most homes detached and gas-heated, furnace replacement, air conditioning and maintenance plans usually lead. Heat pumps are a growing line, supported by current Ontario rebates.
